Two connected islands between Indian Creek and Biscayne Bay, with a residential east island of single-family homes and a west island of low-rise condominiums. Walkable, quiet, and served by the Ruth K. Broad K-8 Center. This is where the current wave of boutique new construction is concentrated.

Bal Harbour
A village of roughly a thousand residences anchored by Bal Harbour Shops and a guarded stretch of oceanfront. Oceana, St. Regis, One Bal Harbour and Harbour House define the condo market here, with Haulover Cut to the north and the Indian Creek waterway to the west.

Surfside
A low-key beach town between Bal Harbour and Miami Beach, with a neighbourhood main street on Harding Avenue, a community centre on the sand, and a mix of mid-century oceanfront buildings and new luxury development along Collins Avenue.
